Where should you start when you Google Gold Coast Property Management?

There are a multitude of real estate agencies on the Gold Coast, it can put you into a state of overwhelm if you don't know how to differentiate one agency from another.

First of all, one of the main issues you'll have when you search for Gold Coast Property Management, is that you are going to be faced with a bunch of agencies at the top of page 1 of Google, who have paid to be there.  They might be excellent at Gold Coast Property Management, or they might be average, or even quite poor, but because they have paid for that top spot, it doesn't have your vote of confidence.

 

So, what do you do next to find the best Gold Coast property management? Most likely is you'll scroll down a bit to the map - the map is a little better, as it shows three to five agencies and their corresponding star rating - the star rating helps to assess who is getting great feedback from their clients, and who isn't going quite so well.  But, again, this doesn't really help - some agencies have paid to be there, so you may not have the trust that they are as good as they seem.

 

So, you keep going on your search for Gold Coast property management and scroll down page one a little more.  Now we have some agencies which sound wonderful, but that's the issue - they are generic agencies....they do both sales and Gold Coast property management, and when you look into their reviews and website a bit more, the reviews are more about sales people that Gold Coast property management.

 

By this time on your search for Gold Coast property management, you're starting to get a bit fed up and wondering how on earth will you be able to boil your choices down to three or four, let alone one amazing Gold Coast Property Manager!?

Have you considered using Facebook instead?

Well, that is where Facebook can help.  Word of mouth and referrals are the most trusted source of marketing.  What you really want to be able to do is just ask people - guys, who do you use and love for your Gold Coast property management?  Are you on Facebook? If not, is it worth joining, just for referrals and community group access?  Personally I relied on Facebook groups to help me find local car hire, a carpenter, amazing bond cleaners etc etc the list goes on!

There are also community groups for each suburb, sometimes more than one, where you can ask your community or the community where your investment property is, for a referral on who they can recommend.

Sometimes the best property managers, are the small independent property management specialists who may not have the large amount of capital it takes to sink into SEO and make it any where near page one of Google when you Google Gold Coast Property Management - but Facebook doesn't discriminate and it is a great place to find great people.

When you do find a property manager that comes highly regarded, what questions should you ask?

  1. A good Gold Coast property manager is an experienced one.  You want someone with at least four years under their belt.  Check how long have they been in the job?
  2. You are paying a weekly fee for Gold Coast property management, one of the most important things you're paying for is for the property manager to physically drive to your property, and visually inspect it, inside and out.  How often do they do inspect and what kind of reporting do you receive? (Ideal is four times per year, colour photographs of all areas, internal and external)
  3. What is their maintenance & repairs policy?  An agency can't organise repairs on your behalf without approval in the management agreement of a dollar figure.
  4. How long has the PM been with the company?  The last thing you want is a new PM every 4 months.  Is this PM going to still be around in two years?  This is when it's worth considering a Gold Coast property manager who is also the business owner (like Baber & co!) then you know the PM isn't going anywhere!
  5. You may want to confirm how they conduct their application process to ensure there is a comprehensive process in place to secure you the best possible tenants
